Charlotte, N.C., Feb. 18, 2015–Charlotte-based commercial developers Crosland Southeast and Childress Klein announced that they have signed a lease agreement with Novant Health to serve as the medical office anchor for Waverly, their proposed multi-use pedestrian friendly master planned development at Providence and Ardrey Kell Roads in South Charlotte. In addition to Novant Health, the leasing team of Gwen Glaeser and Tommy Trimble of CNL Crosland Commercial Real Estate, and the development team of Crosland Southeast and Childress Klein bring the following tenants to Waverly:
These tenants join the 40,000 square foot Whole Foods who will anchor the retail component of Waverly and offer their popular gourmet and natural groceries and prepared foods. Whole Foods is on track to open in mid-2016. The team is expected to make announcements on three additional national sit-down restaurants within a month.
Waverly brings Wellness with Novant Health
“Part of our vision for Waverly was to create a great place for the area holistically,” said Chris Thomas, partner of Childress Klein. “Not only do we want to create a great place to live, but to work, dine and look after your well-being. Having a top-notch medical provider like Novant Health works into that vision perfectly.”
The health care facility will occupy approximately 23,000 square feet of space of the first 33,000 square foot building and is slated to open in Fall 2015. The Waverly Novant Health location will include an urgent care, family healthcare including pediatrics, physical therapy and other services. This is an 8,000 square foot expansion and relocation of their current facility on Providence Rd. Mike Wiles, CCIM of NAI Southern Real Estate represented Novant while James Downs, partner of Crosland Southeast, and Paul DeVine of Childress Klein represented the owners. Travis Hart of Childress Klein is working on pre-leasing the remaining medical office space.
Neighbors Demand Food and Get What They Ask For
In November, the Waverly team conducted a third-party market research study of over 450 residents and one of the top requested dining concepts was farm to table (43% of respondents) and 24% of respondents would like a burger joint, 19% wanted an upscale pizzeria and 20% wanted frozen yogurt or ice cream.
“When we go about envisioning a new retail environment, we think about what density and mix of dining options we would want if we lived there in a perfect scenario, but also ask the neighbors what they want,” said Peter B. Pappas, lead developer from Crosland Southeast. “We put a tremendous amount of time into hand selecting best-in-class restaurateurs and operators like Jon Dressler at a variety of price points to join Waverly and creating an environment where people want to come and stay. The next dimension is to design a synergistic plan that intentionally organizes the restaurants around The Terrace to activate the space.”
Jon & Kim Dressler of Dressler’s Restaurants plans to open a new 6,200 square foot restaurant concept on The Terrace. They plan to incorporate the best elements from their restaurants in a yet-to-be-named concept with a focus on a farm-to-table menu from the Dogwood Southern Table & Bar in SouthPark along with signature Dressler’s items such as the apple cake and cheesecake baked by Jon’s mother. They will also offer their extensive wine list at the full service bar that will open out onto the Terrace. They will also offer a private dining room, 660 square feet, distinctive upscale interiors and an open kitchen to show the theatre of food preparation. The restaurant is expected to open in mid-2016.
“Since we opened in Birkdale Village 12 years ago, we’ve been slowly expanding south to Midtown Charlotte and SouthPark. It’s finally time for us to offer our great menu to South Charlotte residents,” said Jon Dressler, owner of Dressler Restaurants. “Regardless of the concept, we will stay consistent to our culture of family and hospitality and our values of great food, great service and a warm, comfortable atmosphere.”
Novanta Pizzeria Napoletana will offer artisanal wood-fired pizza in an upscale setting to discerning pizza lovers. The owners, Anthony Camarda, Vincent Caminiti and Keith Caminiti, have leased 4,500 square feet of space for the Novanta concept and approximately 1,500 square feet next door for a Brooklyn Pizza “Express” concept where busy families can pick up a pizza to go. This will be the second location of the Novanta concept, where they will import a special oven imported from Italy, which bakes pizzas in 90 seconds at 900 degrees. Their pizzas are unique to Charlotte and include toppings made in house.
Also joining the Waverly dining mix is popular Bad Daddy’s Burger Bar. This 4,300 square foot restaurant will be the company’s fifth company-owned location in Charlotte, in addition to the franchised locations at the airport and other regions like Greenville, S.C., Raleigh/Cary and Winston-Salem, N.C. and Denver, Colo.
Waverly Adds Top Notch Service Providers
In the aforementioned market research study, 37% of neighbors desired a salon/day spa and 20% requested a nail salon when asked what three services they desired.
Modern Salon & Spa will offer a new 2,500 square foot location of their award-winning full-service salon and spa to the Waverly area residents. This will be their fifth Charlotte location and will also specialize in Aveda products and treatments. The spa will offer facials, massages, body wraps and cellulite treatments among others.
Polished Nail Bar will also join the elite Waverly lineup with a large concept store (2,500 square feet). The popular nail bar offers a vibrant atmosphere where friends can gather and sip wine over “manis and pedis”. The nail bar was voted Best of the Best from Charlotte Magazine three years in a row.
